The Seller's Blueprint: A Step-by-Step Guide to Selling Your Home

So you’ve decided that you want to sell your home, but you aren’t sure where to start. In this article, we’ll break down each step of the home selling process, and what each step entails. STEP 1: FIND AN AGENT
Find a great agent that you feel comfortable working with. This should be someone that you know, love, and trust. Don’t know a Realtor that you know, love, and trust? Reach out to a friend to see if they have any recommendations of someone to use.

STEP 2: PRICING
Work with your Realtor to price your home competitively. Your Realtor should provide you with a Comparative Market Analysis (CMA) which will show you what similar properties in your area have sold for. A Comparative Market Analysis is your best marker for pricing your property correctly.

STEP 3: STAGING
If your Realtor deems necessary, they’ll work with you to stage your property. This can range anywhere from staging the property with a staging partner’s furniture, virtual staging after professional photos have been taken of the property, or simply a consultation to discuss how to re-arrange your existing furniture to get your property “magazine/photo ready”.

STEP 4: MARKETING

STEP 5: LISTING
Congratulations! Your property is live on the market and viewable to potential buyers.

STEP 6: SHOWINGS
Be as flexible as possible to get the most potential buyers viewing your home. We want to ensure we have as much foot traffic as possible, so flexibility is key. Often times, the weekends are the busiest, so sometimes a weekend away can help!

STEP 7: OFFERS
Your Realtor will help you consider all offers presented and negotiate fairly.

STEP 8: UNDER CONTRACT
After an offer is accepted and any terms are negotiated and agreed upon, the contract becomes binding. From here, the buyer will work to schedule their inspection on the property, and a few days/weeks later, the appraisal will be scheduled. Your Realtor will notify you when both of these have been scheduled so you can vacate the property.

STEP 9: FINAL DETAILS
You can begin packing up your things in preparation to move! You’ll want to prepare for any delays, as bumps in the road may come up. Your Realtor will communicate with you if any delays come up in the transaction.

STEP 10: CLOSING!
Congratulations! You’ve made it to closing day. You can attend closing if you’d like, or your attorney may give you the option to close remotely.
