When it comes to buying a home, the thought of purchasing a brand new home, one who no one else has ever lived in before, can sound quite appealing. With the housing market constantly changing, more and more home buyers are gravitating towards purchasing a new construction home as opposed to a pre-loved or re-sale home. But amongst all of the excitement, one very important factor is often overlooked: the use of a certified new construction real estate agent when purchasing one.

In this blog post, we’ll uncover all of the many benefits that come with purchasing a new construction home and shine some light on why working with an agent who is certified in the new home construction process is important when navigating through the dynamic process.

Why Work With a Certified New Construction Real Estate Agent When Purchasing a New Construction Home?
Working with an agent who is familiar with the ins and outs of new construction homes isn’t just a suggestion, it’s pertinent. Real Estate agents work on behalf of YOU, and have your best interest in mind. Remember, the builder works for the builder and has the builder’s best interest in mind. It’s our goal to ask questions you may not know to ask, ensure you understand the differences between what each builder can offer and talk you through the ins and outs of any incentives and/or warranties that they offer as well as ensuring that their builds align with what you are looking for.

Additionally, it typically doesn’t cost anything to you to use a real estate agent to purchase a new construction home. Please note that this is not always the case, but if there is an additional fee to use a Real Estate Agent’s services, your agent will let you know.

What Are The Benefits of Buying a New Construction Home?

One of the biggest benefits of purchasing a new construction home is the ability to avoid bidding wars, so the price is the price. This is a really big benefit, especially in a market where we’re seeing multiple offers on many properties, especially homes that are move-in ready. Most builders function on a “first come, first serve” basis, so you can feel at peace knowing you won’t have to compete against other buyers for the home.

ALL of your “big ticket” items (such as the roof, windows, mechanicals including your HVAC and hot water tank, appliances etc.) are brand new. Many of these items will come with the manufacture warranties, you’ll just need to register them upon move-in.

Many builders have what we call QMI or Quick Move-In homes, so there isn’t always a need to build from the ground up if that doesn’t fid your moving timeline. I personally work with a large amount of builders who send me their upcoming available inventory and then I can work with you to see if any of those homes fit your timeline!

Many builders offer building incentives such as: special interest rates and/or closing cost coverage. Some even offer first responder, military, or people who work in the medical field discounts! When working with a certified New Construction Real Estate Agent, we’ll uncover all of these incentives so you are aware of them.

Most builders offer some sort of home warranty (typically a 1, 5, and 10 year). 1 year is typically a craftsmanship warranty, 2-year is typically a mechanical warranty, and 10-year is typically a structural warranty.

When buying a new construction home, your first year of property tax is paid based off of undeveloped land, so your property taxes are next to nothing. We’ll work with the builder to get a good idea of what your property taxes would look like after 2+ years in the home.

When buying a new construction home, the home will almost always appraise for the value you purchase it at. This is really big as there are a lot of pre-loved/re-sale homes that are under-appraising for the amount buyers are purchasing them for.

New construction homes are built with today’s modern living meaning they will include open concept kitchens with a more modern aesthetic, tall ceilings, and many floor plans will even include a 2nd floor laundry

New construction homes are built with the latest technology so most will have some sort of Smart feature. Additionally, if your basement ever tests positive for radon, most builders already have a radon mitigation system built in the house. They’ll also already include an egress window (the tall window you see in basements that has an escape ladder) allowing for a proper future basement bedroom if you choose to finish the basement
